When Perry began noticing recurring leaks inside a commercial building in Spiritwood, he knew the roof needed professional attention. The building’s existing membrane roof had been installed years earlier, but closer inspection revealed significant issues with the original installation. The previous contractor had not properly sealed several sections of the roofing membrane, leaving seams, flashing areas, and perimeter details vulnerable to moisture intrusion. Over time, this poor workmanship allowed water to penetrate beneath the membrane, leading to ongoing leaks and insulation damage. To resolve the issue permanently, Perry contacted the trusted team at Vita Roofing to perform a full roof replacement using a modern EPDM system.
The project began with a complete tear-off of the old roofing materials, removing the compromised membrane and underlying components. The removed materials were loaded into 20-yard dumpsters to keep the site clean while the crew prepared the roof deck for the new installation. Once the surface was ready, a tapered Poly ISO insulation system was installed to achieve an R-35 rating while directing water toward proper drainage areas. Low-rise foam adhesive secured the insulation boards, while screws and plates provided additional attachment strength.
The EPDM membrane was then fully adhered using bonding adhesive to create a continuous, watertight surface across the entire roof. Flashings and primer were applied to all critical areas, and the parapet walls were fully adhered to ensure the membrane was sealed properly around the perimeter. The system was finished with cap metal featuring a ¼-inch taper and 1-inch fill reaching X+10 on the large roof section, providing Perry with a durable, professionally installed roofing system built to protect the building for decades.
