A commercial building in Spiritwood recently underwent a full roofing transformation after ongoing leaks and water infiltration began creating problems throughout the structure. Perry, the property’s primary contact, wanted a dependable solution that would protect the building long-term. After connecting with the experienced professionals at Vita Roofing, a thorough roof inspection revealed that the previous roofing membrane had been installed poorly. The earlier contractor had failed to properly seal sections of the membrane, leaving vulnerable seams and flashing areas that allowed moisture to work its way beneath the roofing system. Because of the poor workmanship and deteriorating materials, the most reliable solution was a complete roof replacement. The crew began with a full tear-off of the existing roofing system, removing all compromised materials and loading them into multiple 20-yard dumpsters to keep the project site clean and organized.

Once the roof deck was fully exposed and inspected, the installation of the new roofing system began. A tapered Poly ISO insulation package was installed to create proper drainage while achieving an R-35 insulation value for improved energy performance. Low-rise foam adhesive was used to secure the insulation boards, while screws and plates added additional mechanical stability. The EPDM membrane was then rolled out and fully adhered with bonding adhesive to form a seamless waterproof barrier. Flashings and primer were carefully installed around all penetrations and roof edges, ensuring every transition point was properly sealed. The parapet walls were also fully adhered with the EPDM membrane, eliminating weak points along the perimeter. With new cap metal installed, including a ¼-inch taper with a 1-inch fill reaching X+10 on the main roof, the commercial building now has a professionally installed roofing system designed to withstand North Dakota’s demanding climate.
